Why must I become a Member?
Membership allows you not only the ability to Induct as many renter profiles as you like, but gives you exclusive access to our past-performance database. Our legal department says we must be able to keep track of who is posting information to the database. This way if any posts are made on the basis of race, color, religion, national origin and / or sex they can be pulled immediately.
What can I say about the Inductee?
When inducting someone into The Hall, you must comply with section 3604(c) of the Federal Fair Housing Act. This law generally prohibits stating, in any notice or ad for the sale or rental of a dwelling, a discriminatory preference based on any of the following protected categories:
- Race or Color
- National Origin
- Religion
- Sex
- Familial Status
- Handicap / Disability
Keep the account of your experience with the renter objective and to the point. We know how these professional renters can get under your skin, make your blood pressure skyrocket, etc. But keep the information on a professional level and there should be no problems.
Is it legal to share a Tenant’s personal information?
You may share/submit personal information about your tenants on this site so long as it is truthful and in compliance with all applicable laws. Remember, you are responsible for any information you submit to this site. For more info, please refer to our Terms of Use. We also recommend that you download the Tenant Disclosure Waiver located in the Members area(You must be logged in) and include it in all your future rental agreements with your tenants.
I am listed as a Bad Renter in your database and I don’t think I should.
Please contact us outlining your concern. We will contact the person who made the post, and let them know your concern. You should also be contacting this person directly to resolve the outstanding issue(s). You may request a copy of your profile be sent to you by requesting it in writing.
What if I only have one name to search?
Registered users who wish to purchase a single search can use our “Quick Search” option to buy a one time search which will allow you to check our database for one name record. The cost is $24.99. Go directly to our Registration Page to purchase a quick search online.
What if I run out of searches before my membership has expired?
Any remaining searches will roll over when you renew your membership for another term. If you do not renew your membership, your account will change to a free membership where you can still submit all you want, but you will have to pay to search the database. Without renewing your membership, all remaining searches in your account will be lost.
What if my “bad renter” pays his debt? Can I change what I entered about a tenant?
Users can (and should) add addendums to their entries to update a tenant record showing if the problem has been resolved and how it was resolved. The more updated the information in the database, the better decision the next landlord/manager is able to make about that person.
How do I get started?
You can register and join today to get started searching our database of bad renters. Just click here to get your user name and password. Once you have registered, you may log in and purchase your preferred membership through our secure online payment system.
Can I cancel my membership?
Memberships are for a period of one year. At the end of that year you may choose not to renew your membership. There are no cancellations or refunds for unused memberships.
What about privacy?
Your information is kept in a secure database that can only be accessed for assistance related to the functioning of this website. We do not share your information with third parties, so you will not receive any advertisements, phone-calls or junk mail from other companies because of us.
The only information that is shown to others inside the site is the email address that you provide. Your personal details: address, phone number are never displayed.
